RENTAL AGREEMENT FOR VILLA UNO

WEST INDIES
This Agreement
with effective date as set forth beside Owner's signature below, between Numero Uno Victor Duteil Incorporated (DBA Villa
Uno) (herein "Owner"), and existing under the laws of the Commonwealth of Puerto Rico, and ________________________________
(herein "Booking Guest"). establishes the terms of rental for the premises, Villa Uno, located at Calle 1 Victor
Duteil, Isabel Segunda, Vieques Island, P.R. 00765 (herein the “Property”).
The Term of this Agreement shall be ____ nights with arrival on _________for a maximum of
______guests. The last night spent in the property will be ______________. The Term rent for ___Atlantico Suite, and/or___Bahia Suite, and/or ___Caribe Suite, shall be $___________
plus 7% Puerto Rico Tourism Tax payable as follows: $ __________
( 50 %) Booking Deposit. $ __________ ( 50 %) Balance no later than sixty (60) days before the
beginning day of the Term plus the 7% Tourism Tax.
BOOKING
DEPOSIT: For all periods, a deposit of 50% is due upon booking the reservation,
with the balance due sixty (60) days prior to your arrival. If the reservation is made within sixty (60) days of the arrival,
the entire balance is due at the time of booking.
SECURITY
DEPOSIT: A $500.00 security deposit is required with the 50% balance. The
full amount shall be refunded within thirty (30) days of departure provided there are no charges arising from damage, missing
inventory, excessive cleaning or telephone charges.
PAYMENT: Payment may be made in United States dollars, money orders or check payable to Villa Uno ($50.00
fee for returned checks).
CANCELLATION POLICY: Vacation properties are rented far in advance. It is, therefore, difficult to fill a vacancy as the rental
term approaches. In the event of a cancellation more than 30 days before the starting date of this Agreement, Owner will try
to re-rent the property, with the objective of receiving the total rent indicated in this Agreement. If Owner is able to find
a substitute Booking Guest at an amount equal to or greater than the rent, the Owner will refund to Guest any amounts Guest
has paid, less a $50.00 cancellation fee. If Owner is unable to do so, any amounts paid by Guest may be forfeited. Any cancellations
received by Owner less than 30 days before the beginning date of this Agreement shall result in a forfeiture of all money
received from Guest, provided, however, that the $500.00 security deposit will be returned. There will be no refund for an
early departure.
CHECK-IN:
4:00 p.m. Atlantic Standard Time. Please notify the manager, Ivonne Boulongue, at 787-741-9826
of your scheduled arrival time on Vieques and the location of your arrival, Vieques airport or the ferry terminal in Isabel
Segunda. If you are renting a vehicle from one of the car rental agencies, you may request that they pick you up at the airport
or you may take the Publico (taxi) to the car rental agency or directly to Villa Uno in Isabel Segunda.
CHECK-OUT: 11:OO
a.m. Atlantic Standard Time. It must be recognized that Villa Uno Management needs time to clean and prepare the premises
for the next party of guests. Accordingly, a $100 late fee will be assessed for departure after11:30 a.m. without an approved
check-out extension.
LATE CHECK-IN: If you are unable to arrive before 6:00 p.m., please contact our manager by telephone at 787-741-9826
in advance to make special arrangements.
SMOKING: Smoking is permitted in outdoor spaces only.
LIABILITY: The Booking Guest and
all members of the Booking Guest's party (the "Guests") agree to conform to all notices, rules and instructions
in and about the Property. Guests are responsible for their own conduct and that of any invitees. Villa Uno, through its authorized
representative, reserves the right at its sole discretion, (i) to refuse or interrupt occupancy in the event of any non-fulfillment
or breach of rental conditions, (ii) to refuse admission to the Property to any person(s) not registered with the management
office or is in excess of the authorized number of persons identified during the application process, and (iii) to require
all persons admitted to the Property to register or otherwise identify themselves. Management, at its sole discretion, may charge a supplemental fee of $500 per day
for each person over the authorized number of occupants. Any person whose presence
at the Property at any time, in the judgment of the Villa Uno management, is considered to be prejudicial to the safety, character,
reputation or interests of the Property or its guests may be denied access to the Property or may be ejected therefrom. Neither
Owner nor its agents shall be liable to any Guest for damages or loss arising from the admission, exclusion or ejection of
any person to or from the Property. Neither the Villa owner nor its agents shall be held liable for any losses, claims, damages,
costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or
not arising by the negligence of the property owner or its agents, and the Guests hereby waive any and all such liability.
A confirmed reservation by e-mail constitutes notice to Booking Guest of these exclusionary terms and unless Booking Guest
cancels within 48 hours of an e-mailed confirmation, they are deemed to have read and agreed to the
